CONGRATULATIONS! You successfully navigated through your College years, found the love of your life, got married and have now decided to buy a house. Now what? At first glance, it seems like an easy transition; however, with it, brings many, MANY questions! No worries, it’s The Lester Group at Keller Williams to your Real Estate Rescue! First of all, I LOVE first time home buyers. They are happy and excited and ready to accept your advice in your area of expertise. So when I get that initial call from a first time buyer saying they are ready to move forward and purchase a home, I love to help guide them through this process.
My first question that I ALWAYS ask a homebuyer is: “Have you spoken with a lender?” You will need to get in contact with a lender to basically figure out what you can and what you can’t purchase. Also, when we do find your “dream home,” the selling agent most likely will request a pre-qualification letter from a lender to ensure that they are dealing with a serious buyer who has already spoken with a lender and is essentially guaranteed a loan. The process of obtaining a pre-qualification letter from a lender is pretty painless actually. They save all the fun for once we have opened escrow (insert sarcastic font). If you don’t already have a relationship with a lender, ask your Realtor for suggestions. We love to help!
Once we have a pre-qualification letter from a lender, what’s next? Now we let the Realtor do their magic! They will have already spoken with you several times and have a good sense of what you are looking for in a home. They will compile a list of the “best” options for you based on your needs as a buyer and now we are ready to start looking. There is actually a lot of work in the back-end system of a Realtor during this step. They will do research, preview homes and make an educated decision as to what are the best options available in our market area for our buyer. Keep in mind, when you are looking at different homes, stick with your “needs” list. There is no need to stress over a home that is only a three bedroom, when you absolutely need a four bedroom. Throw it out! When you stick with your list, this should help ease your doubts concerning certain homes.
Now that you have found the perfect home which speaks to your soul and you absolutely can’t live another day without, it’s time to put in an offer. Time once again, to turn this over to your realtor. This is where the fun starts for us, especially during our busy season. This is a step which completely depends on several factors and I will save all the details for another blog:) This can be stressful for a homebuyer. They have no idea as far as how long it will take to get a response, will the sellers accept the offer, will they negotiate at all with us, etc…? It is my duty as a Realtor working in the best interest of my clients, to help ease their nerves and keep them updated at all times. Then the phone rings, it’s your friendly Realtor with the great news: “They have accepted our offer!” HOORAY!
